Here's How it Works With Clients

Owner Consultation with our property manager

Once you choose Integrity Asset Management, our Property Manager will discuss our services with you which include but is not limited to; managing vacancies, leasing, maintenance, inspections, financial reporting.

Agreement signed

All parties enter into an agreement which stipulates the terms and conditions for managing your property.

Property Appraisal and Marketing

We conduct a comprehensive market analysis of your property and its location and then consult with you in order to confirm the advertised rental value. Once rental price is confirmed, we will then prepare a listing ready for advertising.

Scheduled property viewings

We ensure that all prospective tenants attend an inspection. This minimises the risk of applicant withdrawal which minimises vacancy times.

Integrity Shield Screening Process

Our screening process ensures tenants are rigorously vetted prior to being accepted as a tenant in your asset. We have a detailed tenant application process to ensure they meet your requirements. Once we have screened all of the applications we will call you for approval. Then we send the approved tenants a welcome letter with all paperwork and payment details.

Rental Deposit and disbursement

Once the tenants have been approved, they will pay the bond (usually equal to 4 weeks rent) + 2 weeks rent in advance as well as setting up automatic rental payments. Disbursements to Landlords are carried out either fortnightly or monthly.

Continuous owner representation and tenant support

We will ensure that all management concerns and maintenance issues are addressed immediately. Our Property Managers are customer-service focused, so they will ensure that your property is well taken care of whilst ensuring your tenants are happy in your property.

Property condition reports and maintenance

We carry out 4 inspections a year (as well as entry & exit inspections) and Landlords receive detailed inspection reports with photos. If any maintenance is found or reported, we arrange for work to be done (within the agreed limits) or request quotes and gain Landlord approval prior to commencement of work.

Lease agreement renewal

We will always seek your instructions on any lease renewals. You will be contacted to discuss the process of renewal 2 months prior to the end of the current tenants lease.

Safety audits

At Integrity Asset Management, we will manage all aspects involved in the process of ensuring your property remains compliant with smoke alarm, sash cord and safety switch legislation.
